I see places like this hit the market and it really makes me want to get there one day. This island is listed at $75 mil and includes the following ” guest house, a ‘floating’ tennis court, swimming pool, a gym, movie theater, three-story library and a wine cellar that holds 8,000 bottles. The island also has a several docks and a manmade beach.”, check luxist for more details. Crazy…

Slow Game

This down economy hurts for many reasons. The mortgage crisis has its positives and negatives. I can get a house at a great price and still flip it for a decent profit in certain areas. What is killing me though is the time it takes for the buyers to get a loan. It used to be loans came easy, 20-30 days for a loan. Now it is taking 45 days for a qualified individual to get a loan. So basically it is taking a few extra weeks to get paid. I am being a bit more cautious as well, which means not spending the money before I got it. Previously I had a bit of faith that loans would go through…

Not any more, there is this, “I don’t feel comfortable with the terms of my loan” out for buyers. Basically escrow means nothing any more. It used to be that you were getting the money that people were putting down on homes, but now not even that is guaranteed. So I am adapting as much as possible to the new trends and trying to figure out how to keep the hustle going.

For now I am just going to keep things slow and in the positive numbers. I am also looking for other opportunities in other areas and new areas. I know a few builders that didn’t slow down and their game got flipped upside down. It is rough going from 40 homes on the market to losing your own personal home and working as a day laborer, but that is the reality for some. I have mad respect for the guys that are keeping positive through it all. Locally I have heard of 3 that have taken themselves out of the game permanently. Remember easy come, easy go, so know your limits and always keep it positive.

Trulia

I just noticed that Trulia has a new search feature. You can search by homes that have been reduced recently. AKA, you can smell blood. This is a great feature for those looking for a deal.

trulia search for investments in your hood.

I am reading this book now and liking the writing style. Here is one of the more gangsta quotes about China.

‘America is great because guns make everybody equal. Freedom in China is a pocketful of money,’ he said, showing me a six-inch-thick wad of 50-yuan notes. ‘In China, you either have money or you have to be obedient.’

I will be posting a bit more from the book about arbitrage and other hustles the locals have and have had during the rise.

Hustlin

It is a full time job and requires many hours. The results are worth it though. I have been keeping busy and trying to keep things moving this year. I just got back from a quick trip to NYC. Next few days are grind and more grind.

I can’t wait until they start offering the Marcus Schrenker tourist package… The con on the loose, parachute, then bike to a retreat. Lay low for a few weeks of the grid.

Make it all worth the grind…

It is time to start thinking of what you plan to do in the upcoming year. Goals in general are great. Making realistic goals and achieving them can be very rewarding. Personally I define goals as things that I can do. I motivate myself with rewards for accomplishing those goals. A goal might be to buy a property and have it pay for itself. The reward and motivation might be a different piece of property, a set of rims or eventually a lambo.

I recommend writting down the goals as it will be easier to hold yourself accountable if they are written down. I will post a few of my small goals soon and try to follow threw with them on this blog. As I write down many of the things I want to do, I realize they are not hard things to accomplish. They are just things I have to go out and do… If your goals are the same way, it can be a good year for a hustla.

What are your goals?

I figured I would just drop out a few facts on money and real Heavy Hitters.

Tiger Woods is on track to be the first billionaire athlete.  There are over a thousand billionaires.  Bill Gates from Microsoft is now number three.  He is behind Mexican, Carlos “Slim Thugga” Helu and Warren Buffet.  Check out the Forbes site for more on billionaires.

2008 Rap/HipHop Earners (this came from BadCopNoDonuts who got it from Forbes)  Notice Dre, Em, and Snoop are still on top.  50 is just killin (though most of the money came from the one time sell of vitamin water).  Diddy is third which is almost 5 times less than 50.  I was surprised to see Swizz Beatz making so much, but dude hustles, so more power to him.

1. Curtis “50 Cent” Jackson: $150 million
2. Shawn “Jay-Z” Carter: $82 million
3. Sean “Diddy” Combs: $35 million
4. Kanye West: $30 million
5. Timothy “Timbaland” Mosley: $22 million
6. Pharrell Williams: $20 million
7. Kasseem “Swizz Beatz” Dean: $17 million
8. Calvin “Snoop Dogg” Broadus: $16 million
9. André “Dr. Dre” Young: $15 million
10. Christopher “Ludacris” Bridges: $14 million
11. Clifford “T.I.” Harris: $13 million (tie)
11. Dwayne “Lil Wayne” Carter: $13 million (tie)
12. Marshall “Eminem” Mathers: $12 million (tie)
12. Lonnie “Common” Lynn Jr.: $12 million (tie)
12. Aliaune “Akon” Thiam: $12 million (tie)
13. Jermaine Dupri: $11 million (tie)
13. Jonathan “Lil Jon” Smith: $11 million (tie)
14. OutKast: $10 million (tie)
14. Hakeem “Chamillionaire” Seriki: $10 million (tie)
14. Jayceon “The Game” Taylor: $10 million (tie)

One Red Paper Clip

I had heard about the guy on Craigslist trying to hustle a paper clip.  His goal was to trade up to a house.  The idea was to see if he could start with a paper clip and trade with enough people, until he ended up with a house.  This is a crazy hustle that he was actually able to pull off.  This video shows a bit of the story.  If you hustle with a strategy there is not much you can’t do…

Life is Hood

I was thinking last week about the gaps in society and how it feels good to be a bit beyond worrying about day to day bullshit.  I was thinking of how I used to get pulled over by cops for walking down the street (looking suspicious) to getting pulled over by cops in my car when I got my license.  Just being able to pay bills on time and not worry about penalties is a good thing.  Getting on your feet can be a huge step, no matter where you come from.  When you start from nothing or from debt life is hard.  It takes money to get moving.  And you really gots to hustle to make things happen.

I was thinking of how great it felt to be paying bills on time and making things happen.  It is a crazy thing and might seem simple but having bills paid is a good feeling.  Not having to stress about something coming up that I don’t have planned for, etc…  It felt good, until I got home and had three lapsed bills waiting for me in the mail box.  For some reason these were actually paid but not updated in the right places…  Anyhow I got some straightening out to do this week (and following up todo).

It appears the BS might never end.  And when you are dealing with the government you have to walk on eggshells.  Anyhow this was just a bit of a rant. I was feeling good, then got smacked in the face back to reality. The hustle and grind can never stop.

Long days

Just got off a long day of grinding.  Pushing the 24 is crazy.  Theoretically working smarter is the way to go at it.  I get a bit less productive around 18 hours in and need long breaks.  Either way as far as things go, if I don’t get it done, it doesn’t get done.  Learning curves can be painful for everyone, so hiring and training is not always the best thing.  If you are goin to have to work long hours, try to enjoy what you do and get paid for it.  Cars can keep me going.  It is hump day and I have already put in a about 36 hours, I always enjoy motivation…
