There is a bit to be said about getting things done. There are a few sayings such as “why do today, what you can do tomorrow.”
I have enjoyed the times in life where I have put things off and others have stepped up and filled in for me. That is not necessarily the best strategy though. I would recommend that you hustle and get things done. The sooner you get things done, the more you get done. Then more things will begin to snowball. Once you get the things done that you need to, more options will become available.
Happy 4th. I was not able to get much celebrating in from here, but was definitely appreciative of all that the US has to offer. The sky really is the limit. It might be overlooked at times, but the amount of opportunities that are available in the US is incredible. “America is the land of opportunity” It is a good point in the year to look at and see where your priorities are. You can go back to your year goals and adjust accordingly.
I see places like this hit the market and it really makes me want to get there one day. This down economy hurts for many reasons. The mortgage crisis has its positives and negatives. I can get a house at a great price and still flip it for a decent profit in certain areas. What is killing me though is the time it takes for the buyers to get a loan. It used to be loans came easy, 20-30 days for a loan. Now it is taking 45 days for a qualified individual to get a loan. So basically it is taking a few extra weeks to get paid. I am being a bit more cautious as well, which means not spending the money before I got it. Previously I had a bit of faith that loans would go through…
Not any more, there is this, “I don’t feel comfortable with the terms of my loan” out for buyers. Basically escrow means nothing any more. It used to be that you were getting the money that people were putting down on homes, but now not even that is guaranteed. So I am adapting as much as possible to the new trends and trying to figure out how to keep the hustle going.
For now I am just going to keep things slow and in the positive numbers. I am also looking for other opportunities in other areas and new areas. I know a few builders that didn’t slow down and their game got flipped upside down. It is rough going from 40 homes on the market to losing your own personal home and working as a day laborer, but that is the reality for some. I have mad respect for the guys that are keeping positive through it all. Locally I have heard of 3 that have taken themselves out of the game permanently. Remember easy come, easy go, so know your limits and always keep it positive.
I just noticed that Trulia has a new search feature. You can search by homes that have been reduced recently. AKA, you can smell blood. This is a great feature for those looking for a deal.

It is a full time job and requires many hours. The results are worth it though. I have been keeping busy and trying to keep things moving this year. I just got back from a quick trip to NYC. Next few days are grind and more grind.
I can’t wait until they start offering the Marcus Schrenker tourist package… The con on the loose, parachute, then bike to a retreat. Lay low for a few weeks of the grid.
It is time to start thinking of what you plan to do in the upcoming year. Goals in general are great. Making realistic goals and achieving them can be very rewarding. Personally I define goals as things that I can do. I motivate myself with rewards for accomplishing those goals. A goal might be to buy a property and have it pay for itself. The reward and motivation might be a different piece of property, a set of rims or eventually a lambo.
I recommend writting down the goals as it will be easier to hold yourself accountable if they are written down. I will post a few of my small goals soon and try to follow threw with them on this blog. As I write down many of the things I want to do, I realize they are not hard things to accomplish. They are just things I have to go out and do… If your goals are the same way, it can be a good year for a hustla.
