This story is a continuation in the series of Real Estate Search. Check out the two previous post on Real Estate Search. How my day starts and networking for deals (outside of the computer but through the information gained from the computer). Searching for deals is a hard job, but someone has to do it. This post is about how to eliminate bad deals through internet tools.
The internest kills deals. It also saves me time and money. Once I see a house that I am interested in, I can quickly find out more information about the house. I can see if it is worth my time continuing to search or if it is worth my time to leave the house. Last week I saw three houses that appeared to be priced below market value. They had amazing pictures. I thought “let me check out this property a bit more”, so I went to google maps. Then I saw the following.

So this is to follow up a bit on yesterdays topic of houses and my morning real estate search routine. You can not stop with the searches, it is a good starting place but it is not all that I do. They are a small amount of what I use. I also do two other things that I encourage others to do as well. I network and try to share knowledge with others.
I have a few forums that I visit each morning to see what the real estate chatter looks like on those. These are normal websites. Lets just throw out an example of what you can incorporate into your daily life. If you are a huge NY Yankees fan, I am sure that there are hundreds of forums out there for you. There are generally a few boards on each forum you can post on, and generally there is a bs board. I would look at those and see if there is real estate talk.
I look at this type of info on the boards I already visit. There are threads about the housing market, foreclosures, and the stock market. I am interested in knowing what others with similar interest as myself are thinking and what “normal” people are thinking. There are opportunities presented here. People will offer up deals before they hit the market to save on realtor costs. This is a place where you can save loot. I have also seen “my neighbor is going through a foreclosure,” “my brother is being moved to Florida on business and needs to sell quick.”

This is how the day starts, I wake up each morning to a lot of information on real estate. I have a bunch of searches that I get results on each morning. These searches are for my area and my investment criteria. The results are emailed to me.
Here are two of my searches.
- Listing Criteria - Wake County, Active - Foreclosure - This will get me a listing of all foreclosures that hit MLS the day after they are registered. Some houses might be bought up before they hit the market, but there are a few gems that make it to this list. This house is one that I was thinking of getting. It is listed at $174,500, 2044 sqft, fenced in backyard, new paint/carpet, seperate tub and shower, and many other great things.
